ANDERSON ANCOR MASTER PLAN

PROJECT DESCRIPTION

Client: Anderson Township

Location: Anderson Township, Ohio

Size: 2,400 acres

Economic development and redevelopment in the ANCOR Area has been a longstanding priority for the Board of Township Trustees. The purpose of this study was to evaluate in greater detail the potential for the ANCOR area as well as assess current development proposals and alternative outcomes for the study area in terms of land use, infrastructure, and economic development.  

 

The 2011 Comprehensive Plan’s mission and goals are furthered through this study. Extensive analysis of existing conditions was performed and brought to the Steering Committee in this process. This educated and informed the Steering Committee so better decisions could be made. Through many meetings the citizens and officials of the township were engaged and provided feedback on the ANCOR Land Use Plan Update. Their input and recommendations were adapted by the Township Trustees.

 

Key Findings:

• Largest undeveloped industrial zoned land in Hamilton County, owned by a limited number of landowners.

• Ability to create more land through reclamation of lakes and infill.

• Land is adjacent to rail frontage.

• New Sanitary Sewers are being constructed.

• New proposed connector road from Ohio 32 to Broadwell Road is possible.

• Strong work force is available in adjacent communities.

• I-275 access will improve with long term Eastern Corridor Improvement 

• Potential passenger rail could improve workforce access and encourage transit-oriented development.
